what are the legal guidelines in order to invest other people’s money into real estate?
I want to collect a pool of money from a few investors and invest into commercial real estate and I need to know, the legal guidelines in order to do this. Also if there is a website where I can obtain this information.

You need to start by contacting a real estate attorney in your area. Different states have different requirements, so the correct answer depends on where you live. In addition, if your project involves more than a certain number of investors, & depending on how you organize, you may have to register with whoever regulates your state’s securities issues and possibly the SEC.
Talk to an attorney before you do anything!!!!!!
